In the 1990s, Buxton Group formed a joint venture with MAB (Michael and Andrew Buxton) and purchased the old Swallow and Ariel biscuit production factories in the then mostly industrial Port Melbourne precinct.

Heritage Victoria approval was required to convert a great deal of its original buildings to strata shell apartments, and Ministerial approval to demolish other sections. The joint venture was split over two stages – Stage 1 to covert the historic building into shell apartments and Stage 2 to design and construct Capistrano Place and Princess Street apartments. MAB completed the Marine Parade apartments and a return complex into Princess Street where Buxton Group acted as design development consultants.
